The house that sold for full asking, appraised much higher than the selling price. It was a For Sale by Owner. On the market for less than a week, and seller didn't know she had under priced the house. As far as negotiating, I can only get a seller to go as low as they are willing. Seller was firm at full asking, which I knew was below market value and my buyers were getting a great deal. Also the "idiot" comment was the seller thinking I was. I protected my buyers by refusing to allow the seller to add a hand written "time is of the essence clause" into the purchase and sales contract that could have cost my buyers a lot of money, if we didn't close on time. This is the first time I am hearing about how unhappy they were with the lender and home inspector, or me. In fact my buyers sent me a card (which I still have on my desk) saying what a great job I did for them. I wish I had known then they weren't happy as I would have done what ever it took to make them happy.
